Essential Auction News

David Sandeman, Managing Director Welcome to the December newsletter that looks at property auctions held in November and preceding periods. Overall results are positive, with over 73% of lots selling and raising in excess of £216M - up 30% on November 2011.

However, as reported in last month's newsletter, the sizeable increases seen in the monthly figures can be largely attributed to a major London residential auction house holding their Autumn sale in November this year as opposed to October last year. That notwithstanding, the rolling quarterly and yearly figures which offer a longer term view of the market conditions also show encouraging increases across the board.

National Auction Analysis

As expected, the residential market witnessed large increases in the month. Over 2,000 lots were offered, up nearly 20% on last year, whilst the number of lots sold escalated to 1,517 - up 38% on November 2011. This large rise in residential sales helped push the success rate up to 74% - the highest monthly rate seen throughout 2012.

The commercial market also saw increases in volumes, albeit in smaller amounts than the residential market, whilst the amount raised dropped substantially. However, this can be reasoned by a London commercial auction house holding their Winter auction in November 2011 compared with December this year - easily accounting for the 40% fall in commercial receipts. One hopes that next months newsletter will reflect this and that we end the year with a positive set of results in both sectors.
