David Sandeman, Managing Director Welcome to the July newsletter that looks back at auction activity in June and preceding periods. Recently we have seen a spate of articles coming out of the private treaty market reporting on rising house prices and increased buying activity. This newsletter would certainly appear to support those claims, at least in regards to the property auction market, as the figures are some of the strongest we’ve reported on for quite some time.

Numbers are up across the board, with large increases evident in both the residential and commercial sectors. June saw 2,081 lots sell, raising over £238M, and we haven’t seen that level of auction activity since the peak of the market in June 2007 when 2,328 lots sold raising £381M. Quarterly and yearly figures are also largely up on last year - continue reading below for further detailed analysis.

National Auction Analysis

As mentioned above June was a very positive month, as shown with double-digit increases in lots offered, lots sold, and amounts raised across both sectors of the market.

Residential instructions in June grew by 12%, to 2,362 lots offered, whilst lots sold showed further improvements as the gavel fell on over 1,700 lots (up 17% on June 2012). However the most substantial gains were evident in the amount raised – up 25%, 14% and 6% for the month, quarter and year respectively. Our historic figures show this to be the strongest set of residential results since 2007, when the market was at the peak of its cycle.

In the commercial sector, double-digit increases were achieved in all the metrics measured in the monthly comparisons, most notably in commercial sales (up 63%) and in commercial receipts (up 33%). The medium-to-long term prognosis is also promising, with sizeable gains made in all but 2 of the quarterly and yearly comparisons.

The figures indicate that increasing numbers of buyers and sellers are recognising the benefits that can be gained by using auctions as a viable means for buying and selling property.
