Welcome to the October newsletter that looks back at auction activity in September and preceding periods. The overall volume of lots offered at auction in September fell by 8%, to 3,741 lots, primarily due to the 10% contraction of lots offered in the residential sector. However the market still retained a healthy sale rate of 75.8%, whilst the total value of lots sold continued its recent upward curve by gaining 5% on September 2012 at £355.8M.
Interestingly the rolling yearly figures show a small increase in lots offered (0.8%) yet the total raised has gone up by 7.8% which highlights an increase in property values or intrinsically more higher-value lots coming to auction. National Auction Analysis
The 10% fall in residential lots offered is a slight surprise, given that our last three auction newsletters have reported on monthly increases of between 8% and 13% in the sector. Lots sold also fell, albeit by a smaller margin (8%), yet despite this recent downturn the quarterly and yearly figures remain largely positive with gains made in 7 out of the 8 metrics measured.
The commercial market enjoyed another successful month, with double digit rises in lots sold, per cent sold and amounts raised (up 22%, 16% and 13% respectively). Both sectors are now regularly achieving sale rates in the mid-seventies which illustrates that auctions continue to offer a viable and effective means of buying and selling property. |
