David Sandeman, Managing Director Welcome to the December newsletter that looks back at auction activity in November and preceding periods. The market experienced a slight dip in November, with lots offered and lots sold down 2% and 4% respectively, Over the past 12-18 months rising house prices have been driving auction revenues skywards, and the figures below show this trend continues with gains of 6%, 12% and 15% in the monthly, quarterly and yearly 'total raised' comparisons.

The Autumn budget saw the Chancellor announce an overhaul of the stamp duty system, as a graduated scheme was introduced with immediate effect. Homebuyers will now pay stamp duty on the proportion of the property price paid above newly reformed thresholds, which should bring an end to the abundance of property auction transactions seen at, or just below the previous stamp duty thresholds of £125,000, £250,000 and £500,000.

National Auction Analysis

Activity in the residential auction market was largely comparable to November 2013, with lots offered slightly up (1.5%) and lots sold marginally down (-1.9%) on last year's figures. The residential total amount raised increased by over 12% in the monthly comparisons, and over 14% in the quarterly and yearly comparisons - the third consecutive month that we have seen double-digit rises in this regard.

Commercial numbers were down last month, with 20% fewer lots offered and 16% fewer lots sold when compared with November 2013. However one shouldn't read too much into this drop as none of the London commercial auctioneers held an auction in November, so the numbers will be mainly made up of pure commercial lots offered by residential auctioneers. A far better indication of the health of the commercial market will emerge in January when we publish the stats for December and Q4 2014, so do look out for that.
