Essential Auction News

David Sandeman, Managing Director Welcome to the December newsletter that looks back at auction activity in November and preceding periods. In what is the final newsletter of 2015, I am pleased to sign off with a positive set of results, as overall lots offered and lots sold were both up 17% and 24% respectively, whilst the total raised at auction grew significantly to £271.9m - up 63% on November 2014.

This time last year I reported on the Autumn budget in which the Chancellor announced an overhaul of the stamp-duty system and introduced a graduated scheme. In his recent Autumn statement and spending review he made further, more consequential changes, with a decision to increase stamp duty for buy-to-let and second home purchases from April 2016 with a 3% surcharge being added on to all existing rates. This could have a knock-on effect in the property market, as many investors will surely look to buy before the new rates come into effect and this could drive prices upwards in the short-term.

National Auction Analysis

You may remember that in last month's newsletter I noted a number of major residential auction houses held their 2014 Autumn auctions in late October and their comparative sales in early November this year, which has certainly exacerbated the disparities seen in the recent figures. In this instance the rolling quarterly and yearly figures can provide a more accurate reflection of the residential market, and these show that the number of lots offered has decreased by over 450 lots in the last three months (-5.5%) and by 1,800+ lots in the last 12 months (-6.4%).

However, encouragingly the sale rate has remained in the mid-to-late seventies throughout much of the year, and spiralling house prices has continued to push auction revenues skywards - up 65%, 7.9% and 1.6% in the monthly, quarterly and yearly comparisons respectively.

The commercial market has been generally steady throughout the year, and the latest figures below show gains made in 9 out of the 12 metrics measured.
