What is the 1st step when buying property at auction?

1982 data refers to the searchable property values of 1982 on the Essential Information Group (EIG) website.

Capital Gains Tax (CGT) valuations are based on 1982 values and so this information is invaluable to Surveyors when looking for comparable values to use for CGT calculations.

Access to 1982 search data is a feature unique to the Essential Information Group website and a recent review across the property auction results database showed a jump of over 40% on searches of 1982 property values.

An EIG member recently told us: "It is just 1982 data that we use on the website. It's really good, it seems just the most reliable source of information from that kind of era really, so it's been very, very useful."

(G Rowland - Surveyor, Buckinghamshire)

EIG is the only database available to the general public that has details on 1982 property prices. With data on over over 18,500 properties sold at auction between 1st January 1981 and 31st December 1983. (EIG deliberately gives 3 years of auction data to increase the number of comparables available.) Covering the whole of the UK and all types of real estate, it is an invaluable source of data for accountants, surveyors and solicitors who need to know values for CGT purposes.

Our clients are saving a huge amount of research time by having access to accurate, verifiable and evidentially strong comparables to support their tax claims.

The Most Important Document in the Legal Pack? The One That’s Missing.

Legal packs are often treated as the definitive source of truth in a property transaction. But in reality, they are anything but complete. While they provide essential information, they are built to meet minimum requirements - not to offer full transparency. And in many cases, it’s not what’s included that creates risk, but what’s missing.

Guide Prices: Why Buyers Should Treat Them as a Guide to the Reserve

Guide prices are one of the most misunderstood elements of the auction process. Too often, buyers treat them as an indication of a property’s value, when in reality they are designed to signal something entirely different, the likely reserve. In an increasingly competitive and dynamic auction market, understanding this distinction is critical to making informed decisions and avoiding costly assumptions.

There’s So Much More Than the Aroma of Hot Coffee…

There’s so much more to selling a property than creating the perfect first impression. While details like fresh coffee, open windows, and careful staging can help set the scene, today’s buyers are looking for something far more important - clarity, confidence, and certainty. And that doesn’t come from how a property feels, but from how well it’s prepared behind the scenes.
