Rishi Sunak has recently scrapped EPC regulations that had previously required many landlords to invest substantial sums in energy-efficient upgrades. The government's initial plan was to implement energy efficiency targets, aiming for an EPC band C for private landlords in England and Wales by 2028.

Numerous landlords expended significant funds and endured practical inconveniences to meet these now-abandoned regulations. However, it's not all gloom and doom for these landlords. Properties with higher energy efficiency ratings tend to attract more tenants due to lower utility bills. Landlords who voluntarily pursued energy-efficient upgrades still enjoy a competitive edge, as tenants increasingly value energy efficiency and sustainability. Furthermore, energy-efficient properties often command higher market values.

However, some landlords can now breathe easier, as they won't have to spend as much on energy-efficient improvements, leading to lower initial expenses. This change is likely to support the buy-to-let market and simplify the process of selling properties at auctions, with fewer strict requirements for upgrades before renting them out.
