Is this the big sell off?

After 39 years SVA auctions will hold their final auction on the 22nd February 2023. Shaun Vigers is set to hang up the gavel for good and retire after many successful years running the auction house based in Scotland. He uses the EIG live stream for his auction and you can view the final auction here.

The brochure contains 10 lots, offering properties on behalf of Scottish Water, Perth and Kinross Council and Sustrans as well as their private clients. The properties are located across Scotland with lots in and near Wick, near Gairloch, two in Aberdeenshire, one in Aberdeen as well as the “Cumberland Barracks” in Coupar Angus. The latter comprises an interesting opportunity to acquire a building steeped in history which currently offers six vacant flats. View all lots here.

Shaun's final comments before his last auction as auctioneer at SVA:

"Finally, this will be the last auction held under the SVA Property Auctions banner. After 39 years of organising and/or conducting nearly 200 auctions along with preparing and/or offering nearly 7,000 lots, it’s time to hang up the gavel. I have transitioned from re-introducing the sale of property by public auction in Scotland with a hard copy black and white brochure distributed by post and holding ballroom style events, to today’s fully digital downloadable catalogues with online live steamed auctions via the internet. I am not sure what the next innovation will be, but I will be watching with interest. I feel that we must have got something right over those 39 years as the vast majority of clients only left us when they ran out of property to sell! I regard this as a fitting tribute to my colleagues’ –both past and present – dedication, attention to detail and determination to see each sale through to completion."

The Most Important Document in the Legal Pack? The One That’s Missing.

Legal packs are often treated as the definitive source of truth in a property transaction. But in reality, they are anything but complete. While they provide essential information, they are built to meet minimum requirements - not to offer full transparency. And in many cases, it’s not what’s included that creates risk, but what’s missing.

Guide Prices: Why Buyers Should Treat Them as a Guide to the Reserve

Guide prices are one of the most misunderstood elements of the auction process. Too often, buyers treat them as an indication of a property’s value, when in reality they are designed to signal something entirely different, the likely reserve. In an increasingly competitive and dynamic auction market, understanding this distinction is critical to making informed decisions and avoiding costly assumptions.

There’s So Much More Than the Aroma of Hot Coffee…

There’s so much more to selling a property than creating the perfect first impression. While details like fresh coffee, open windows, and careful staging can help set the scene, today’s buyers are looking for something far more important - clarity, confidence, and certainty. And that doesn’t come from how a property feels, but from how well it’s prepared behind the scenes.
